On what was once a cornfield lies Bluestem Commons, a new development in the Northeast area of Fremont, Nebraska. Lamp Rynearson’s client, Hoppe Development, identified this growing community as the perfect location for their mixed-use development plan and hired the Lamp Rynearson team to transform this undeveloped land into their diverse dream.

The 34-acre phase 1 plan called for various residential options, from multi-plex townhomes and apartments to single-family houses and future commercial; the Bluestem Commons community offers several residential options. Other neighborhood amenities of this development include a clubhouse, pool, playground, and sports activity field. Lamp Rynearson engineers meticulously calculated the site grading to manage infill costs for the client. Lamp Rynearson professionals designed all public improvements, such as streets, sidewalks, a new water main, sanitary infrastructure, and a lift station.

An innovative design solution around existing wetlands is the recreational path and added pavilions on the site’s Southwest corner. This creative amenity provides outdoor activity options for the residents of Bluestem Commons.
